Despite a challenging brief and budget of $2,800,000, Joe secured their ideal home almost $300,000 less than what they were prepared to pay.
The family faced challenges searching for their ideal home within the Lower North Shore, constrained by their budget and brief for a 3-bed 2-bath 1-car house. As a result, Joe suggested the St Ives area and they agreed, as it presented excellent properties, with better value.
At first, the clients suggested a property to Joe, a beautiful heritage listed home that seemingly tick all the box’s, however Joe’s due diligence revealed several problems such as rising damp and mould. Shortly afterwards, Joe sourced this expansive split-level home, via his pre-market database, which sits on a 923 sqm block, far exceeding the client’s brief.
Joe inspected the property on a Tuesday, showed them through later that same day, and purchased it for them the following day at price of $2,502,000.
