Greenwich
Buying Property in Greenwich
Greenwich is a harbourside peninsula suburb on Sydney’s Lower North Shore, about 7 kilometres north-west of the CBD, bordered by Lane Cove, Artarmon and St Leonards to the north, Wollstonecraft to the east, and Northwood and Longueville to the west, with Sydney Harbour and the Lane Cove River forming its southern and eastern edges. It sits within the Municipality of Lane Cove local government area.
Home to around 5,500 residents, Greenwich is a mix of houses and apartments, with freestanding houses dominating the leafier upper parts of the suburb and premium waterfront properties concentrated around Greenwich Point and Manns Point.
Why buyers love Greenwich
Greenwich’s history runs deeper than its harbour views. Between 1913 and 1924, engineers dug Sydney’s first harbour tunnel from Greenwich to Birchgrove entirely from the Greenwich side, after residents on the Birchgrove side objected to the noise of the drills. The cable tunnel ran 72 metres below sea level at its lowest point and was eventually abandoned and flooded in 1930. Buyers today come for a quieter reason: a genuine harbourside lifestyle, a short ferry ride to the CBD, and some of the Lower North Shore’s most established streets.
Areas of interest for Greenwich Buyers
River Road: Greenwich’s main thoroughfare, lined with some of the suburb’s grander houses built as the area developed into a commuter suburb.
Greenwich Road: Home to the suburb’s local shopping village and Greenwich Public School’s infants campus.
Kingslangley Road: A leafy residential street and home to Greenwich Public School’s primary campus.
Albert Street: A quiet pocket of Federation-era houses close to Greenwich Point.

Access off-market properties in Greenwich
We understand there are limited properties on the open market, which can make buying a home stressful, time consuming and frustrating if you miss out on an opportunity.
Greenwich’s waterfront and near-waterfront houses rarely make it to Domain or Realestate.com.au before they’re sold. With such a small, tightly held suburb and limited turnover each year, particularly around Greenwich Point and Manns Point, many properties change hands through established buyer and agent networks well before a public listing goes up, which is why so many buyers turn to Cohen Handler to access off-market and pre-market opportunities.
