Is the Hills District a good area to buy in 2026?

The data points that way. Cherrybrook has run +27.8% over the past two years, and Castle Hill, Cherrybrook and West Pennant Hills now consistently trade well above their pre-Metro medians. Three structural forces sit behind the re-rating — a 35-minute Metro into Martin Place, four top-tier public secondaries inside the Hills catchment band, and one of Sydney’s deepest multi-generational buyer pools. The guide unpacks each in detail and shows where it’s flowed through to price, and where it hasn’t yet.

Which Hills suburbs sit in the best public school catchments?

Four catchments do most of the heavy lifting: Castle Hill High, Cherrybrook Technology, Pennant Hills High, and Baulkham Hills High (fully selective). Homes on the right side of a catchment line frequently trade meaningfully above otherwise comparable houses on the wrong side — and the boundary doesn’t always follow the street you’d expect. What does $3 million buy in the Hills District today?

At $3M in May 2026, you’re typically in the four-bedroom family-home bracket in Castle Hill, Cherrybrook or Bella Vista — usually on 700–900sqm, often with a pool, sometimes with granny-flat capacity. In the acreage belt (Dural, Kenthurst, Annangrove), $3M sits below the established-home median. Below $3M widens out into Kellyville and Beaumont Hills; above $5M, the trophy-acreage market begins.

How has Sydney Metro Northwest changed the Hills market?

Eight new stations between Tallawong and Cherrybrook compressed the Castle Hill-to-Martin Place commute to roughly 35 minutes. That single change re-set what’s reachable from a Hills home — the labour market, the schools the next generation can attend, and the pool of buyers willing to consider the area. The price re-rating is the visible consequence; in our view, the catchment-and-density story it triggered is still under-priced.

What are the main risks Hills District buyers should watch for?

Seven matter most, and they’re specific to the area: catchment-line value cliffs, BAL bushfire ratings on the western and acreage fringe, density-zoning changes around Metro stations, arterial-road exposure (Old Northern Road, Showground Road), septic and water infrastructure on acreage, dual-occupancy and granny-flat compliance, and resale liquidity at the trophy end. None are deal-breakers — but they’re the diligence list most Hills buyers don’t see until the contract is in front of them. The risk map sits in Chapter 2.

Do Hills District buyers actually need a buyers’ agent?

Not always. If you’ve lived in the area for years, know the catchments cold and can inspect thirty-plus properties without the day job slipping, you can run the process yourself. Where a Hills buyers’ agent earns the fee is access to the off-market book — around 69% of Cohen Handler purchases in 2025 transacted off-market — and the diligence layer on catchment, BAL, zoning and dual-living potential.
