Newcastle’s winter market looks slow on paper but underneath it, some of the region’s highest-priced homes are changing hands entirely off-market, brokered away from the open-home circuit. Jackson says the surge in prestige homes selling this way has shifted vendor behaviour more broadly.

“This has meant that now, more people are open to testing the waters off-market,” he said.

Why prestige vendors are staying off the portals

The logic is straightforward once you understand how the top end behaves in a slower cycle. Prestige homes take longer to sell at the best of times, and a public listing that lingers can work against the vendor.

“The prestige market is known for being slower and properties take longer to transact at that higher price point,” Jackson said. “If you look at properties listed for over $3 million online, a lot have sat there for a very long time.”

“They are taking up to six months to sell and yes, we are certainly in a down market and because of that, many vendors are concerned to put their home online in case it does ruin the integrity of their property.”

It is a familiar pattern. When a distinctive home sits on a portal for months with visible price adjustments, buyers start to wonder what is wrong with it. Selling off-market removes that risk. The trade-off is reach, which is where a well-connected agent earns their keep.

Jackson frames the shift as a return to “old school real estate” fundamentals, where the deal depends on who you know rather than what is advertised.

“In a market like this, it’s about a relationship game, it’s about matchmaking a buyer to the property, and that is effectively what is happening with these off-market sales,” he said. “The online portals aren’t necessarily playing a huge part right now and it’s back to knowing who wants what and matching them to the right property.”

That matching only works when both sides are clearly defined. On the buyer’s side, it means having a precise brief on the home you actually want, so an agent can put your name to a property before it reaches the open market. Vague criteria get you nowhere in a network-driven market.

“There have been several big off-market sales recently and they have all been truly such great quality properties that, if they did go online, they would have captured a lot of attention,” Morgan said.
