From First Homes to Forever Homes: A Big Week for Cohen Handler Canberra

It’s been an incredibly rewarding month for the Cohen Handler Canberra team, with five successful purchases secured across a diverse range of client briefs, all within just seven days.

Alexander Anlezark and James Meli assisted a range of buyers including an interstate investor, first home buyer, two upsizing families and a working professional to purchase the right property at the right price.

Interstate Investor Diversifies into ACT Market

Gooreen Street, Braddon ACT

The first purchase out of the gate was for an interstate investor looking to secure a centrally located Inner North townhouse. Their brief was to find a townhouse that required little work or maintenance and would suit their needs upon their move to Canberra in the coming years, a property that had a solid rental return and long-term capital growth. The property was scheduled to go to auction, with price expectations sitting around $1,050,000

Despite a competitive bidding war with 5 other bidders, James ensured success at auction, winning by just $500 thanks to a well-executed bidding strategy. This was a great result for the client, securing a quality property well within their budget.

Astute First Home Buyer

Forbes Street, Turner ACT

The very next day James and Alex bought for a first home buyer looking for a property where they could achive significant capital growth by undertaking a small renovation. James and Alex sourced a variety of properties on and off-market, eventually landing on a spacious two-bedroom apartment with major potential. Listed for $479,000, the Canberra Team negotiated $29,000 off the asking price, providing the client exceptional value. As a seasoned builder and property inspector before becoming a Buyer’s Agent, James expects that with a modest $50,000 renovation, his client could achieve a $125,000 uplift in value based on an identical property with minor renovations recently selling for $625,000.

Family’s Forever Home Snatched from the Competition

Fowels Street, Weston ACT

A local family found their forever home in the form of a pre-market opportunity, identified early via agent relationships sharing pre-market opportunities. Gaining early access to this home allowed James and Alex to complete all due diligence before it officially hit the market. Everything checked out, allowing the team to move quickly as the property came to market. The client secured the property for $1,741,000, well below their maximum budget.

Working Professional’s Countryside Escape

Bingley Way, Wamboin ACT

We also assisted a local professional to findi the perfect rural escape that still offered all the conveniences of city-living. The brief was to find a home they could enjoy with family and friends, and that offered space to grow. James and Alexander were able to complete thorough due diligence, which enabled the client to move quickly and the ability to negotiate a fantastic price well below the advertised figure.

Young Family Upsizing

Caley Crescent, Narrabundah ACT

Last but certainly not least is a young family that we worked with for two months to find their perfect property. James and Alex uncovered the perfect pre-market property that ticked every box. The brief was for a 3-bedroom home in the Narrabundah that offered good energy efficiency, close to parkland and easy access to arterial roads.
